An electrical Certificate of Compliance (COC) confirms that a property’s electrical installation meets SANS 10142-1. Sellers need one when a property is transferred, and a new COC is needed whenever new electrical work is done. Express Electrical inspects the installation, fixes anything that fails, and issues the COC.
What the inspection covers
- DB board, breakers and earth leakage protection
- Earthing and bonding
- Wiring, plugs, lights and fixed appliances
- Geyser and stove circuits
- Outbuildings and garden circuits included in the sale
If something fails
We give you a clear list and a quote for the repairs. Once they are done and tested, we issue the COC – and keep you, the agent and the conveyancer up to date so the transfer is not delayed.
All your certificates in one booking
Our sister company Bugs & Sparks handles gas, electric fence, plumbing and beetle certificates, so one booking can cover everything a sale needs.
Where we work
We work across Cape Town and surrounds – Table View, Blouberg, Milnerton, Durbanville, Bellville, the Northern and Southern Suburbs, the City Bowl, the Atlantic Seaboard and the Helderberg.
Frequently asked questions
Who pays for the electrical COC?
Usually the seller, but it depends on the sale agreement. Your agent or conveyancer can confirm.
How long is a COC valid?
A COC does not expire, but many sale agreements ask for one issued recently – often within the last two years – and any new work needs a new COC.
